General Questions

Ravenwood Developers has been in business since September 17, 2013. Since its inception, we have taken on projects from small bathroom remodels to full scale new builds, all with great success. Our founder and project manager Ryley Wack is a journeyman carpenter and has been in the industry since 2003. Ryley has worked in all aspects of the trade, from large commercial projects to residential home construction and renovations. With an eye for detail and a drive to be the best, Ravenwood has achieved excellent results with all of its projects.

Yes! Ravenwood is a largely word of mouth based company and receives the majority of our work through client referrals. We know the importance of a good reputation and we are banking on it. We go the extra mile to make sure all of our customers projects are completed to the highest quality and all of their questions or concerns are addressed. We believe that the more our customers understand about the materials used in their home and the procedures to install those materials, then the happier the homeowner will be with the final result. This has all added up to glowing reviews from our past and present customers and receiving a Best Of Homestars award for 2017 and 2018, as well as a best of Houzz for service in 2019.

We find that email works best for keeping track of questions and answers. Phone calls and text during business hours work well too for urgent matters.

We also use a building program called Buildertrend that allows you access to view schedules, material selections job pictures, budgets as well as make requests and note changes.

The best way to get in touch with us is through email at ryley@ravenwooddevelopers.com. This way we are both able to keep track of questions asked and responses. If you prefer a more personal touch, we are also available by phone at 403-690-2512. If we are unable to answer at the time you call, we promise to respond as soon as possible.

Yes, Ravenwood offers a two year guarantee on all labor and material provided by Ravenwood or its subcontractors, as well as any manufacturer’s warranty. For new homes and larger renovation projects. If a homeowner wants to supply their own material, Ravenwood will gladly install it but cannot offer any warranty on the material itself and if repairs are needed the labor and any material required will be billed out at time and material.

Ravenwood Developers is a company built on integrity, transparency, honesty and pride. This isn’t just a job for us, this is a passion. Ravenwood plans on being around for a long time and the only way to achieve this is to have happy customers that would recommend us to their friends and family. At the end of the project, Ravenwood will ask you for a review. It is these reviews that show our potential new customers how we conduct business. It is our goal to convert you from a customer to a supporter of Ravenwood Developers. We don’t just say this we will back it up. If you recommend us to one of your friends or family members and a project comes out of it we will pay you $500.

Budget & Timeline

This can be a difficult question to answer as well. There are many factors that can contribute to our start date. Before any hammers are swung we need to have the design details decided, permits in place, material sorted out and possibly ordered, and all of our sub trades brought up to speed. From the time a contract is signed and the design process is completed, things can take as short as 4 weeks and as long as 6 months. Whenever possible we like to have the finishing material sorted out before construction begins. This gives us the opportunity while framing to make small adjustment so we don’t end up with small or awkward cuts on tile, flooring and other finishing material.

Ravenwood is a family based company and understands the importance of free time for our workers and sub-trades. Also you as a homeowner will require time to step back at the end of the week to rest and relax. We typically work Monday to Friday from 8am to 5pm. That being said, things do come up schedule wise and if we need to be on site over a weekend or before 8am to stay on track we make sure you are notified and any arrangements are made in advance.

Yes, we try to have 3-4 projects on the go at a time. This has worked best for our team and homeowners and works withRavenwood’s core belief of quality over quantity, we have enough work on the go to keep everyone happy but not too much that it affects quality or service. Schedules are provided to homeowners and updated when needed so everyone knows what stage the project is at and what can be expected. Communication is a major part of completing a project and Ravenwood is always available if you have any questions or concerns.

This one is a little tougher to answer. There are many different materials, installations, efficiency ratings etc. that can affect the price of a project. That being said, you can rest assured that Ravenwood will work with you to not only make your budget go as far as possible but also where and how to spend your money wisely. At Ravenwood we believe in quality over quantity and will not sacrifice on material or installation. If your budget doesn’t match your wish list we can help you prioritize your project and get the most of what you have to spend.

We work on a “5 draw system”. Once contracts have been signed and everything is in order, we receive a deposit of 20%. This deposit is to hold your spot with us as well as make any deposits on material we need before starting work. Once work has started and we have completed the rough-in stage of your project, another draw of 30% will be invoiced. Draw number 3 is 20% and comes after the drywall has been primed. Draw 4 is also 20% and comes after all of the finishing material has been installed. The remaining Draw of 10% is withheld until any and all issues or deficiencies have been addressed.

We try to have everything in order before we start, but the fact of the matter is once something is built and you stand in the space it may not be how we envisioned it on paper. When a change order is required, we will draft up the necessary documents to outline the change. This is completed for a fee of $150 per change order plus the time and materials required to make the change take place.

Contractors & Insurance

Ravenwood Developers is licensed with the City of Calgary and with the Province of Alberta as a pre-paid contactor. Ravenwood is also covered under WCB (Workers Compensation Board) and insured for $2,000,000 in liability. When you decide to work with us all of these documents canbe provided for you.

Yes, we have spent years working with different trades and have a finely tuned list of the best tradesmen in Calgary. Everyone that works on Ravenwood projects has been thoroughly vetted to make sure they are in good standingwith WCB, the city and insured. Not only do they have their paperwork in order but they have been working with us for years. We can vouch that they are reliable, honest, respectful, clean and the best at what they do.

Ravenwood employs skilled carpenters and laborers as well as subcontractors. Depending on the scale of the project Ravenwood will complete certain portions or will contract it out if required. Ryley being a journeyman carpenter loves to be on site helping and getting his hands dirty, but making sure material is ordered, trades are lined up, customers notified and all projects kept on schedule doesn’t always leave much time in the day. Don’t worry there is always time set aside for onsite visits to make sure things are progressing and being completed to the highest quality.
